Developers of a proposed office building in the Capitol Riverfront neighborhood see the writing on the wall -- they're positioned in a hot neighborhood for new residents.

The Donohoe Companies are seeking an additional zoning approval for their site at 1111 New Jersey Ave. SE by the Navy Yard-Nationals Park Metro stop, according to an announcement from the riverfront Business Improvement District. The Washington Examiner reported in Friday's story on the neighborhood the developer was contemplating such a switch.

The building is currently approved for a 200,000-square-foot office building. Donohoe wants to add zoning approval for a 13-story apartment building with approximately 310 units. By seeking additional approval, this allows the site to be constructed as office or residential, giving Donohoe the flexibility to decide based on market conditions.

According to the BID, the apartment building will be a mix of studio, one- and two-bedroom units and will have approximately 9,000 square feet of ground floor retail space, roughly the same amount of retail as approved under the office scenario. Also as part of the new design, Donohoe would acquire the adjacent St. Matthew's Baptist Church site.
