Builders dump Tysons Corner offices for apartments, shops

The owners of 18 acres in one of Fairfax County’s most heavily developed areas want to dump two planned office buildings for a mix of shops and apartments. The development on Towers Crescent Drive, near the corner of the Beltway and Leesburg Pike in Tysons Corner, are seeking to put as many as 919 new dwellings and a cluster of retail where plans once called for the new office buildings, according to county documents. Three office buildings already exist on the site, and construction could get under way on another this fall. Fairfax County Supervisors plan to vote on the rezoning request on Oct. 15.

The request to dump the two planned buildings comes at a time the county is facing a potential glut of unfilled speculative office space that may lead to excess supply. Fairfax County supervisors are also likely to be more amenable to bringing new living space to Tysons, which is now known mainly as a retail and employment center. Much of the area is being replanned to accommodate the extension of Metrorail, which would put four new stations in Tysons.

An attorney for the owners of the property, Tycon Tower I Limited Partnership, Towers Crescent LLC and Towers Crescent Land LLC, could not be reached Tuesday.

Fairfax County supervisor Linda Smyth, whose Providence District encompasses much of Tysons, said the change may come from the owners needing ” more synergy right there at that corner of the world.”

Smyth said she was not worried about the new traffic generated by the residential development. She said the planned offices would have produced even more peak hour traffic.
