Ellicott City building sold for $5.25M

Dr. Duniya Lancaster is ready to go out on her own.

Lancaster, a practicing pediatrician for the past 10 years, will open her own practice, Lancaster Pediatrics, on April 14 at the North Ridge Professional Building in Ellicott City.

Lancaster?s practice joins several other medical tenants at the 39,000-square-foot office and medical facility. Columbia-based Manekin LLC recently negotiated the $5.25 million sale of the building from NorthRidge Business Trust to a joint venture comprising Bethesda-based Rockledge Realty Partners LLC and Philadelphia-based Grosvenor Investment Management.

“I was at a larger practice, and I had a lot of patients fromBaltimore County and Howard County,” Lancaster said. “I really liked this Ellicott City location because it?s on the border between the two counties. There?s also a lot of space in the building and plenty of parking.”

The new owners plan to spend about $1 million on upgrades to the building?s lobby, elevators, bathrooms and landscaping. The building is 75 percent occupied, and units ranging from 1,300 to 8,400 square feet are available for purchase at $245 per square foot, said Don Schline, senior associate of investment services for Manekin, who will handle sales and leasing for the building.

“For medical professionals, it?s always appealing to be in a building with other established medical professionals,” Schline said.

Lancaster Pediatrics, which will lease a 2,400-square-foot space in the building, joins tenants Ellicott City Ambulatory Surgery Center, Metamorphosis Plastic Surgery and Seton Medical Group.
