Housing market leveling off

Following a June that saw large jumps in average sale prices for many area counties, July brought many of them back down to earth.

In July, the county with the largest average sale price was Howard County, at $464,000, but it also saw a relatively moderate increase from the same time last year, up only $2,394, the latest numbers released by Metropolitan Regional Information Statistics Inc. show. This is even smaller when compared with a boost of $22,000 in average sale price during June. Despite these rising prices, Howard properties spent an average of 68 days on the market.

Carroll County also enjoyed a bit of a comeback in July, posting the largest average increase at $14,894. This number is in stark contrast to the June results, which saw Carroll County take a loss of $12,431 on average home costs. Carroll homes also spent the largest amount of average time on the market of any in the region, more than three months, at 101 days, and sold the fewest properties of any county, at 137 homes.

The area that saw the most properties sold during the month was Baltimore County, with 801 homes purchased. Anne Arundel saw the largest percentage drop in sales for July, tumbling 18.93 percent, down to 578 homes sold.
