Rosedale remains green

Despite Rosedale?s central location between White Marsh and Baltimore City, residents enjoy spacious, green neighborhoods and affordability.

“We live away from the humdrum of normal activity,” said Elaine Fischer, 33-year resident. “We have a lot of trees and big yards. We are a community of natural vegetation, and that?s a big plus.”

Where the Fischers live on Rosedale Terrace is especially isolated, because the old B&O Railroad bridge is the only way in and out.

Rosedale straddles the Northeast Baltimore County/City line, directly south of White Marsh.

“Nobody really knows about Rosedale. It?s off the map,” said Jerry Fischer, a third-generation Rosedale native. “At one time, it was all farms, but it?s grown up a lot since the late ?60s/early ?70s.”

Like most of Baltimore?s early suburbs, Rosedale saw significant growth after World War II.

“It?s still a very family-oriented neighborhood and it has a wide spectrum of price ranges from town homes under $200,000 to newer Colonials for upwards of $400,000,” said Cathy Balcar, broker with Exit Generations Realty in Perry Hall.

“There are a lot of brick structures and ranchers, which are in high demand,” said Balcar. “The older homes are well-kept and are affordable. Some sell as low as $235,000, but the midrange is $275,000 for three bedrooms, one and a half baths, a finished basement and a nice yard. You might find avocado appliances, but the roof and main frame will all have been updated.”

New homes are Colonials and bi-levels with four bedrooms, two and a half bathrooms, Palladian windows and windy staircases.

Although most of the local, family-owned business have gone by the wayside, Rosedale is still home to a few of Baltimore?s hidden gems such as Fiesta Mexicana on Route 7. For everything else, residents head to the abundance that is White Marsh.

“At one time, this was an elderly community, but the population is updating,” Elaine Fischer said with a laugh. “The community is an old one, but there are a lot of young people moving in and renovating the older homes.”

Neighbors aren?t as close as they once were, but friendly smiles still abound.

“You know your neighbors, and if you need them, they?re there. They don?t push themselves on you, but if they see an ambulance out front, they?re there asking what they can do,” said Balcar.

“I raised my family there for 11 years, and we loved it,” said Balcar. “It?s an up-and-coming area that?s very convenient.”
