After success in Howard County, H & H Rock Cos. is applying the same formula in Baltimore County.
The Elkridge-based real estate firm has begun leasing and selling space at White Marsh Business Park on Days Cove Road located just off Route 40 in Baltimore County.
Business at the White Marsh location begins a few months after H & H Rock opened Howard Business Park off Dorsey Road near Route 100.
The White Marsh project includes a completed 131,200-square-foot small bay industrial warehouse, and H & H Rock plans to add a second 137,000-square-foot building within the year, Bradd M. Caplan, project manager for H & H Rock said.
As rates go, H & H Rock charges firms between $120 and $130 per square foot to purchase space at the White Marsh location. H & H?s prices are in line average cost of commercial real estate in Baltimore County, according to the Maryland Department of Assessment and Taxation.
H & H Rock, with a staff of 15 employees, recently finalized its first sale of space in the building. Phoenix Metals, a Baltimore County metal distributor, has purchased two end bays of the building ? a total of 12,800 square feet.
At the beginning of August, H & H Rock signed two companies to lease agreements with options to purchase their spaces, Caplan said.
Bounce Party N? Play, a start-up family business, signed a five-year, two-month lease for 8,800 square feet. General Parts Inc., a national company that supplies parts to CarMax dealerships, signed a five-year, three-month lease for 12,800 square feet and will support the White Marsh CarMax.
“This area, like Howard County, is great for development,” Caplan said. “You?re about a mile from [Interstate] 95, a mile from Harford County and about 10 miles from Baltimore City.”
