County board approves final Potomac Yard building projects

The last two pieces of the eight-piece Potomac Yard development puzzle have been cleared by the Arlington County Board.

The county approved plans Tuesday night for 625 hotel rooms and more than 1 million square feet of office space, ending the planning process for the 300-acre, mixed-use project.

Potomac Yard will include 2.1 million square feet of office space, almost 248,000 square feet of retail, nearly 1.7 million square feet of residential and 430,000 square feet of hotel space.

The latest plans call for Marriott to build a 300-room Renaissance Hotel and a 325-room Residence Inn, adding to the more than 10,000 hotel rooms already in Arlington.

The two Metro-accessible hotels, adjacent to Ronald Reagan Washington National Airport, will share meeting space and 10,000 square feet of retail space on the ground floor.

Original plans developed in 2000 called for one 625-room hotel, but county officials struggled to find a developer interested in building one hotel of that size.

Marriott’s two-hotel solution fit the needs of the original plan, a county spokeswoman said.

Developed by the Meridian Group, the 1 million square feet of office space will be spread across four buildings.

Nearby is a large office complex for the Environmental Protection Agency that was completed in 2006.
