The Baltimore Development Corp. on Tuesday said it has received four proposals in response to a recently released Request for Proposals for five properties in the “Westside Superblock” area of Liberty and Lexington streets.
The properties are part of three development sites on the south side of Lexington Street, west of Liberty Street.
One proposal, submitted by K Properties of Lexington, calls for more than 2,000 square feet of first-floor retail space with four one-bedroom and two efficiency residential units on the upper floors. The site would include 124 N. Liberty St. and 101 and 103 W. Lexington St.
Members of the development group, Nam Koo and Seon Koo, previously owned New York Fashions in the Superblock on Lexington Street but sold the property to the city for $3.7 million a year ago.
A second proposal, submitted by Pioneer Contracting Co. of Odenton, would convert 109 W. Lexington St. into an estimated 12,900 square feet of office space with 2,400 square feet of ground-level retail space. Once renovated, the property would house Pioneer Contracting’s Baltimore City headquarters and affiliated companies.
Another proposal from Carmel Realty Associates of Philadelphia included two options. The first would combine 109 W. Lexington St. and 119 Park Ave. with 117 W. Lexington St. (which it owns) as a mixed-use development with 29,000 square feet of lower-floor retail space and 30 market-rate apartments on floors two through six. The second option would complete the retail portion of the project first and develop the residential portion at a later date.
The fourth proposal, also from Pioneer Contracting, is a renovation plan for the conversion of 119 Park Ave. into 1,350 square feet of office space. Following renovation, this property would be completely occupied by the sales and marketing divisions for Park Avenue Hotels and Charm City Hotels.
The BDC is reviewing the proposals.
