Pr. George’s plan seeks residential use for land near Harbor

The Prince George’s County Council will vote today on whether to approve a master plan that outlines growth in the region surrounding the 358-acre National Harbor parcel, where construction on a residential, retail and resort development is currently under way in the southern section of the county along the Potomac River.

County planner Craig Rovelstad said Monday that the new master plan seeks to capitalize on the “opportunities and momentum” created by the National Harbor project.

“Overall, [the plan] reinforced the character of most of the existing developments,” he said.

If approved, the master plan will zone the majority of the mostly unincorporated 32-square-mile region for various levels of residential development. The plan defines Oxon Hill as a mixed-use center and envisions Camp Springs as an arts community.

The master plan region is bordered by the Capital Beltway on the north, the Potomac River on the west, Piscataway Creek on the south, and Allentown, Gallahan and Steed roads as well as Tinkers Creek to the east.

National Harbor, which will include 2,900 hotel rooms as well as condominiums and convention space, is scheduled for completion in early 2008.

The master plan has been in development since 2002 and replaces a plan from 1981.
