I-395 ‘air rights’ development finally getting a name

We know how catchy it is to say “I-395 Air Rights Development,” but the days people have to use that phrase to refer to one of D.C.’s largest upcoming building projects are numbered. According to the development’s new broker, Cassidy Turley, a new moniker for the property will be unveiled in the coming weeks.

It’s okay. We’re shocked too. I mean, everybody knows what I-395 Air Rights means, right? It’s such a marketable name for Cassidy Turley to shop around!

Sarcasm aside, this project has been in the making for decades but has only gotten off the ground (no pun intended) in recent years. The project on Massachusetts Avenue would build a cover over the I-395 tunnel that guts through F and G streets, Northwest. After reconnecting those streets between 2nd and 3rd streets, the 247,000-square-foot site over I-395 will be home to five office and residential buildings with ground floor retail.

So it’s not just developing on land. It’s building out of thin air and then developing on that. Hence, “air rights.”
