Even though Jim Schaecher of Realty Executives of Annapolis sees plenty of fabulous homes in his line of work, he?s quick to point out that South River Landing stands out.
Not only do the homes offer owners easy maintenance but they boast plenty of perks usually not found so close to a major urban area.
“A unique feature of the South River Landing is the ownership. While they are detached homes, they are owned as residential condominiums, and the monthly fee covers everything from lawn maintenance to security,” said Jim Schaecher of Realty Executives of Annapolis.
Indeed the gated community of 84 homes is only about a 10-minute drive from downtown Annapolis but still has plenty to offer nature lovers.
“We have a private beach, private pier, nature trails, along about 60 acres,” said Michael Hamby of Champion Realty in Annapolis. “It has spectacular views of the South River.”
There is also a deep water marina with 42 boat slips, two tennis courts, a pool area with a cabana and showers.
Local resident Sara Jane Montante, also a Realtor in Coldwell Banker?s Annapolis Plaza office, agreed that the community is one-of-a-kind.
“You can really vacation at home here. You don?t have to do yardwork or anything like that. For the busy professional, you can have a carefree lifestyle without worrying about weeding the garden,” she said. “There?s a picnic barbecue, usually early in June, parties at people?s houses during the holidays. We have a book club and a social committee and a ladies group which gets together for lunches and teas.”
And while it?s not exactly the hanging gardens of Babylon, visitors to South River Landing are greeted in spring and summer with a floral display.
“When we first moved here, it was in July and they had these floral baskets lining the roadways. You came up to the guardhouse gate and you?d see the streets lined with light posts from which were these neat hanging plants,” Montante said.
Developed from farmland in the mid-1980s, South River Landing is “luxury living on the Chesapeake Bay and a ?best kept secret,? because people don?t know about us. We?re on a peninsula. If you?re going south over the South River bridge, you can turn left and see the townhomes. People confuse us with South River Colony, but that?s more of a golfing community,” she added, noting that most South River Landing residents are “in their 50s and 60s, about to retire or retired” though there are some younger families.
According to Hamby, homes range in price fro $800,000 to $2.5 million.
“I have a waterfront home listed at $1.99 million overlooking the water with protected land so that nothing can ever be built on it, so essentially a nature preserve with unbelievable birds and wildlife,” Hamby said.
South River Landing is near Edgewater and is close to commuter routes whether heading to Annapolis, Baltimore or D.C.
“It?s like living in a park, lots of trees and open space. All the house are single family, brick with slate shingle roofs and range from about 3,000 to 4,500 square feet,” Montante said.
