Vote delayed on Dunn Loring development

Fairfax County planners on Thursday night delayed voting on a proposal to build shops, a parking garage and as many as 720 new dwellings on the parking lot of the Dunn Loring Metro station.

A bundle of concerns raised at the Planning Commission meeting — including transportation issues — resulted in commissioners delaying the vote until Nov. 15, according to Providence District Commissioner Kenneth Lawrence.

Developer Trammel Crow Residential is seeking a rezoning to build the high-density mixed-use project, which falls into a countywide trend of clustering heavy development around rail stops.

A positive recommendation would have set the project up for a final vote at the Board of Supervisors. Lawrence said such a delay is common for large and complex developments.

He said speakers raised questions about the impact the development could have on the transportation network — a concern common in rezoning debates. Among other issues, planning staff had also asked for more landscaping on parking lots within the development, according to the commissioner.

“Relatively speaking, it doesn’t seem to have a whole lot of controversy,” Lawrence said.

The project is one Metro station to the east of the high-profile MetroWest, a recently-approved mixed-use development near the Vienna/Fairfax-GMU station that was the subject of a lengthy land-use dispute.
